What makes a good MP.

No oral, or FS.
Clean showers in each rooms.
Non carpeted floors.
Clean towels and sheets.
Girls that shower after every session (preferably with the client)
No clock watching.
Fair pricing.
Good website with pics and schedules.
Good looking girls that actually like to work.
Comfortable waiting room for the girls.
Personable person working at the front desk.
Prompt customer service. (complaints mainly)

Other things I would like to see.

Disposable slippers.
Disposable bar soap.

Forgot to mention: This place was raided not too long ago and bawdy house charges laid. Should I have any concerns? After all, it will be under new management, however, one of the girls that worked there before will be working there again after the deal is made.

You might want to seek the advice of an experienced lawyer in this field. If the Spa is licenced now, and we don't know what kind of licence, (most likely holistic) you may have a hard time renewing that licence with a charge like that on it. It may not be the only charge on the licence either. Like I said, why don't you go see a lawyer? At this point what the customer wants is only your secondary concern.

Take Micron's advice above. Consider that you're entering the most personal kind of personal service business. Take a long, detached view of your business management skills. If you're not the personal service kind of manager, then find someone who is.

Do look up, posts by Paul, Kayla, Micron and Ginger to see how their personal service ethos is obvious; there's a reason for their success. I'm not going to name places that have squandered their set-up money by ignoring customer satisfaction, or whose owners have come here to argue

It sounds like the next move is to check on the validity and renewal possibility of the licence.

I am purchasing a business myself (not a MP) and now I am wondering as well. Is there a way for the lawyers to check on stuff like this?

I would hate to invest all that money in a business and find out later that the licence can't be renewed.

Oh god, I hope its not that spa in Brampton that got charged. You better make sure that the city will allow you to renew the license.

It is a body rub license. As I understand it, the city will renew the license. As for the charge of "Running a Bawdy House", I believe it was against the actual owner and not the business itself. I'm in the process of checking this out.

I am more concerned with LE coming back soon after the MP is re-opened. If they do, I can't see them actually laying new charges of running a bawdy house against new management without having solid proof of "communication for the purposes of prostitution". Upon re-opening, there will absolutely be no fs or bj permitted. This will be strictly enforced by me, however, how does one protect himself if an MPA happens to do this behind closed doors? If by having the MPAs sign an employment contract outlining that these things are not permitted, could the owner be liable for these charges?

Signing a contract is useless.....too many people have used and abused that method already. It's simple...stick to what you're saying and you'll be fine. Don't just tell the girls about your rules, enforce them. When the girls see you're serious, they'll listen. You'll always have the odd rebel, but that's the best time for you to catch them and prove your point. Send in your friends once in a while for a massage, or look through the peephole.....those are your easiest options. Also, getting close with one of the girls without the other girls knowning, is also a great way to stay in the loop.....they always talk amongst themselves.

And lastley, don't kid yourself, the LE knows exactly who's doing what. They know who to bust and who not to bust. So stick to your rules and you'll be just fine. Just make sure you get all the preliminary work outta the way first (ie. ensuring the license can be renewed, etc.).

It's besides the point, if the business has had several charges laid the city may not permit the license to be renewed.

You better check into that before you proceed any further.

When you buy a licensed adult business there are so many downsides I think you should be very careful:

1. I am not sure but the license is probably not transferable so there is no advantage of buying an existing business because of the license. This means that you would have to apply for a new one. That is how it is in the SC business and I would not be surprised if it was not the same in the budy rub regulations.

2. After you close the deal and part with your money there is no guarantee the girls will not move on. I would never trust the existing owner that they were not setting up elsewhere. If you like the location then fine, but make sure you also have your own girls to work.

3. Past LE experience. Based on your posts then is not good for your location. You are now on their radar.

Flyingdgn's list is extensive. Fly'n, if I ever own a MP, you would be top choice for Manager or Papasan. Advice given to Micron are good.

I like to add:
1) Look after your regulars as their business would help when things are slow. Frequent visit program is a good idea.
2) Constant search of new talents. Most clients like a change of taste or have backup for their regular MPA when unavailable.
3) Look after the girls, as it definitely reflect in their attitude with clients.

To save money, may consider having onsite washer/dryer for sheets/towels. Offer to do client's laundry during their session, ha, ha. Girls claim the humidity is good for their skin in the winter time. Just make sure, use really hot water to kill/remove stains.
